The professional figure of Real estate Administrator is almost entirely governed by the rules of the Italian Civil Code, within the Title VII (Art. 1117 to 1139) which relate to communion and the condominium building. The administrator is the executive body of the building, a professional who deals with the administration and management of common goods as well as to execute the communal resolutions. The job currently can be done either by a natural person by a legal person that just meets the requirements of the Act.

 In case, however, the administration is entrusted to a company, it is necessary that:
They are partners with unlimited liability, that is, members who meet the company's debts with their personal assets (eg. The general partner in the limited partnership);
There are directors of the company;
There are employees who are in charge of concretely carry out administrative functions of the condominiums.
The nomination. An estate administrator is appointed it is not always necessary: ??the law requires, in fact, to set up an administrator appointed only when the condos are more than 8, but below this threshold can always choose freely to appoint an administrator. The appointment is made by the assembly of condominiums and, for the validity of the same, it is necessary that the majority of condominiums present at the same represent at least half of dell'edifici value; The administrator's name must be recorded in a register, the so-called register of appointments and revocations.
